Covenants & Restrictions
The covenants and restrictions are designed to maintain our luxury estate community aesthetic and quality. Residential structures must have a minimum of 2,100 square feet of conditioned space, with accessory buildings allowed if approved by the Architectural Review Committee (ARC). The Trails at Thousand Oaks Homeowners Association (HOA) requires an initial assessment of $1,000 per year per lot, with a one-time capital contribution of $500 at closing. Property owners in The Trails will also benefit from the Public Improvement District (PID), which enhances and expedites community amenities, including roadways, water systems, drainage, and the community lake, without increasing assessment costs.
