The Trails at Thousand Oaks spans 518 acres just west of Marble Falls, TX, moments from Lake LBJ and within easy reach of Austin, Fredericksburg, and Horseshoe Bay. Purchasing land for sale in Marble Falls, TX means enjoying a lively downtown filled with restaurants and galleries while returning each day to an oak-shaded, low-density retreat.

Our master plan calls for 244 estate homesites, each approximately one acre or larger, with 136 lots offered in Phase I. You can view the lot map and request up-to-date availability information on our homesites page.

Homesites begin in the mid-$190s, and are available for immediate construction.

You may build immediately with one of our preferred builders, select a custom builder of your choice, or secure a lot now and build later when it suits your timeline – you’ll never be rushed to build before you’re ready.

Each lot is served by central city water, underground electric lines, and high-speed internet. Streets are paved with ribbon curbing and illuminated for safety, and every buyer receives a septic bid letter that streamlines permitting.

Residents enjoy a range of amenities, including a private amenity center that overlooks a four-acre lake, a lakeside pavilion ideal for gatherings, more than 130 acres of preserved greenbelt with hike-and-bike trails, and sweeping Hill Country views.

Primary residences must contain at least 2,100 square feet of conditioned space, and accessory structures require approval from the Architectural Review Committee. The full covenants and restrictions can be reviewed on our Master Plan page.

Annual HOA dues are $1,000 per lot, and a one-time capital contribution of $500 is collected at closing. These funds maintain common areas, support amenity operations, and uphold architectural standards.

Qualified buyers may choose traditional bank land loans that typically require 10 to 20 percent down, owner financing on select terms, or tailored lender programs for both build-now and build-later scenarios. Contact information for our lending partners is available on our Homesites page, and your Land Consultant can help you evaluate the best option.

Construction may begin as soon as your plans receive Architectural Review Committee approval and utilities are connected. Many owners break ground within three to four months, yet there is no strict build-time requirement if you prefer to wait.

Nearby recreation includes Horseshoe Bay Resort’s renowned golf courses, the marinas of Lake LBJ, and Hidden Falls Golf Club – all within a fifteen-minute drive. Day-trip destinations such as the Texas Wine Trail, Enchanted Rock, and historic Fredericksburg add to the list of things to do in Marble Falls, TX.
